Custom Pool and Spa Construction in Brentwood

Custom pool and spa construction in Brentwood is not the same project it is in other Los Angeles neighborhoods. The terrain changes the engineering requirements. The fire zone designation changes the material specifications. The LADBS hillside permit process changes the timeline. And the property values here — averaging above three million dollars across much of the neighborhood — mean the margin for error is zero.

Stout Design Build holds three California contractor licenses: General Contractor (B), Landscape Contractor (C-27), and Pool Contractor (C-53). Tom Stout founded the company in Los Angeles and has built pools on Brentwood ridge lots, canyon-adjacent estates along Mandeville Canyon, and flat properties in Brentwood Park. This is documented work on documented streets — not a city name on a service area list.

Why Stout Design:Build Inc for Brentwood Pool and Spa Construction

Most pool contractors in Los Angeles hold a C-53 Swimming Pool Contractor license. That covers the pool shell, plumbing, and equipment. It does not cover retaining walls, drainage systems, grading, patio structures, or landscape work that a complete Brentwood outdoor project requires. Stout Design Build holds the General Contractor (B) license, the C-27 Landscape Contractor license, and the C-53 Pool Contractor license. Every element of the project is built under licenses that legally authorize that scope of work. No core work is handed to unlicensed crews. All three licenses are verifiable at cslb.ca.gov.

Excavation, shotcrete application, plumbing rough-in, electrical, tile work, coping installation, and deck construction are performed by our own crews. We do not hand off the pool shell to one company and the deck to another. The same team that pours the shell installs the coping and sets the deck surface. Decisions made at each phase connect to the next because the same people are on site throughout the project.

For hillside Brentwood lots, we coordinate all required geotechnical and structural engineering before permit submission. Soil bearing capacity analysis, drainage routing calculations, and structural load documentation are completed first. Permits are submitted complete. We do not pass this responsibility to the homeowner or discover it mid-project. Before any work begins, you receive a written proposal covering design coordination, engineering fees, permit costs, excavation, gunite, plumbing, electrical, tile, coping, deck construction, equipment, and landscape integration. Every line is itemized. The number does not change unless the scope changes in writing. No mid-project additions. No open invoices.

Brentwood Pool and Spa Construction — Completed Projects

Tigertail Road, Brentwood — Infinity Edge Pool With Integrated Spa on Ridge Lot

A ridge property on Tigertail Road had unobstructed city and basin views from the rear yard. The homeowner wanted an infinity edge pool aligned with the primary view corridor and an integrated spa positioned to take advantage of the western exposure.

The lot required a geotechnical report due to proximity to a mapped ancient landslide pathway. The report confirmed adequate soil bearing capacity with specific shotcrete thickness requirements on the downhill shell wall. We incorporated these specifications into the structural drawings before permit submission.

The infinity edge was hydraulically engineered with an oversized catch basin and variable-flow return pump sized for the elevation differential. The water plane at the infinity edge aligns with the city light horizon visible from the outdoor dining terrace and from inside the home through the rear glass wall.

Mandeville Canyon Road, Brentwood — Canyon Estate Gunite Pool With Fire Zone Deck

A canyon estate on Mandeville Canyon Road backed onto conservancy land with Zone Zero defensible space requirements along the rear property line. The pool needed to be positioned within the available buildable footprint while meeting LADBS hillside setback requirements and the HOA’s architectural review standards. We produced a freeform gunite pool design that responded to the canyon terrain. The pool shape follows the natural grade rather than imposing a geometric form on an irregular site. Sealed concrete deck meets Chapter 7A non-combustible requirements. Equipment enclosure was designed to the HOA’s material standards and positioned to minimize audible impact on the canyon edge. All permits — pool, grading, and electrical — were filed simultaneously. HOA architectural review was submitted concurrently with LADBS. Both approvals came within two weeks of each other. Construction ran twelve weeks from groundbreak to final inspection.

Our Pool and Spa Construction Services in Brentwood

Gunite Pool Construction — Estate Grade

Gunite is the construction standard for custom residential pools in Los Angeles. Pneumatically applied concrete over a rebar framework — the method allows any shape, any depth, and any feature configuration a Brentwood lot requires. No catalog shape. No size restrictions. No compromises based on what a fiberglass shell manufacturer produces. Ridge properties on Tigertail Road with panoramic city and canyon views suit geometric designs aligned with the primary view corridor. Canyon properties along Mandeville Canyon suit naturalistic freeform shapes that respond to the terrain and the conservancy edge behind the property. We design for the site — not from a template

Infinity Edge and Negative Edge Construction

Elevated Brentwood properties above San Vicente and along Chalon Road are among the most suitable in Los Angeles for infinity edge pool construction. When the water plane is engineered to align with an unobstructed view corridor — city lights at night, the Santa Monica Mountains at dusk, or the Pacific visible from a ridge elevation — the result is specific to that property and that view. It cannot be replicated elsewhere. Infinity edge construction requires hydraulic engineering that precedes the design. Catch basin sizing, return flow calculations, pump specifications, and drainage routing are structural decisions — not aesthetic ones. We produce the hydraulic and structural plans before excavation begins.

Spa Construction and Integration

Spa placement is resolved in the initial site assessment — not added after the pool shell is already designed. An attached spa with a spillover into the main pool shares the filtration and heating system, reducing equipment cost and operating expense. A detached spa functions as a separate feature with its own heating circuit and can be positioned to take advantage of a view or privacy condition the pool location does not offer. Brentwood's year-round outdoor climate makes spa heating a daily consideration. We specify gas heaters sized for the spa volume and the overnight temperature drop typical of ridge and canyon elevations — not undersized equipment that struggles to maintain temperature on cool Westside evenings.

Pool Decking and Coping — Fire Zone Compliant

For VHFHSZ canyon-adjacent Brentwood properties, deck material is not an aesthetic choice alone. Chapter 7A requires non-combustible surfaces. Natural travertine suits the architectural character of Brentwood estate properties and satisfies the fire zone requirement. Limestone and sealed concrete are additional compliant options. Large-format porcelain tile meets the standard and performs well on hillside properties where thermal expansion and contraction affect surface stability. Coping material — the cap at the pool edge — is selected to connect the water surface to the deck visually and physically.

Pool Plumbing and Electrical

All pool plumbing — returns, skimmers, main drains, spa jets, water feature feeds, and equipment connections — is designed and installed to the California Plumbing Code and inspected by LADBS at rough-in and final phases. Anti-entrapment drain covers are required by the Virginia Graeme Baker Pool and Spa Safety Act on all new residential pool builds. We install compliant drain covers on every project. Pool electrical work — pump wiring, lighting circuits, automation system wiring, and bonding — is permitted and inspected by LADBS.

Pool Lighting and Automation Systems

LED lighting transforms how a Brentwood pool functions after dark. Color-changing systems allow the water, water features, and surrounding deck lighting to shift from a single white tone to any color configuration — controlled through the same smartphone platform that manages temperature, filtration, and spa settings. We install Pentair IntelliBrite and Hayward ColorLogic LED systems on every new build. Energy consumption is a fraction of older halogen pool lighting.

What Custom Pool and Spa Construction Costs in Brentwood

Brentwood pool construction costs reflect the terrain, the engineering requirements, and the material standards this market demands. A standard flat-lot gunite pool with basic features starts above the Los Angeles average due to LADBS permit complexity and the material quality expected on Brentwood properties. Hillside and canyon lot builds carry additional cost for geotechnical review, structural engineering, grading permits, and the construction sequencing required on sloped terrain. These are not optional costs — they are legal requirements for permitted construction on these lots.

Frequently Asked Questions

How much does a custom pool cost in Orange County?

Custom pool pricing in OC typically starts around $85,000 for a standard gunite pool with basic features and decking. Projects with infinity edges, extensive water features, integrated spas, and full outdoor living builds range from $150,000 to $300,000 and above. Site conditions, design complexity, and material selections all influence final cost. We provide detailed proposals after a site visit — no phone estimates.

Does a pool add value to a Brentwood property?

On most Brentwood properties, yes. The National Association of Realtors reports that outdoor amenity improvements add measurable value in competitive coastal California markets. On estate properties where the outdoor environment is a primary selling feature, a well-engineered pool and spa integrated with quality hardscape and landscape contributes to both daily quality of life and resale positioning.

What is the difference between an infinity edge pool and a standard pool?

A standard pool has four visible walls. An infinity edge pool has one or more walls where the water overflows into a concealed catch basin, creating the visual impression that the water surface extends to the horizon. The infinity edge requires hydraulic engineering — catch basin sizing, return pump specification, and drainage routing — that a standard pool does not. On ridge lots, additional structural engineering accounts for the grade differential at the overflow edge.
